To ensure planned urbanisation and economic development in the Mumbai Metropolitan Region (MMR), state think-tank Mumbai Transformation Support Unit (MTSU) will soon launch a study to locate areas for greenfield townships and recommend an economic model for them.

"The study will go into which economic activities can be sustained in the new townships developed by the MMRDA and the CIDCO in the future," MTSU project director BC Khatua told dna, adding that housing and economic activities, in turn, depended on industry, trading and institutions which were created.

"Planned urbanisation can aid urban renewal," noted Khatua, stating that the study would also locate sites for such townships and zero down on housing solutions, transport grid and the population it can sustain.

"This will locate sites for townships minus ecologically sensitive areas like Matheran and water bodies like creeks," said Khatua. The study will look at the economic activities which can be undertaken and the suitability of a location for types of activities like IT, tourism, industrial hubs, transport, garment and logistical hubs.

The MMR, which is spread over 4,354.40 sq km, consists of 17 urban local bodies, including eight municipal corporations (Mumbai, Thane, Mira Bhayandar, Bhiwandi-Nizampur, Kalyan-Dombivali, Ulhasnagar and Vasai- Virar) and nine municipal councils (Kulgaon- Badlapur, Ambernath, Matheran, Karjat, Panvel, Khopoli, Pen, Uran and Alibag).

This agglomeration, which is spread over five districts of Mumbai city, Mumbai suburban, Thane, Palghar and Raigad and has over 1,000 villages, has seen rapid urbanisation in the past few years.

However, much of this urban sprawl is unplanned and haphazard, stressing on the need for rigorous and scientific city planning while developing greenfield urban townships.

"The study will also go into what kind of economic activities can be sustained in greenfield areas which can be developed into townships in 25 years," said Khatua. This study will be commissioned by planning authorities in the region like the MMRDA, CIDCO or the state government.

"The MMRDA has proposed a regional plan and the study will be worked out according to it. They will reinforce each other," said Khatua.
