Maharashtra government is considering setting up of a one window system to approve the 33(9) cluster redevelopment projects across Mumbai.

Ranjit Patil, minister for the state for urban development, said that they are considering the demand of elected representatives and developers. "We want to streamline the approval procedure and we have taken several steps in that direction. Now, we are working to set up the one window system," Patil said.

Congress MLA Amin Patel told dna that the current redevelopment proposal approving system is time consuming. "Cluster development is the only solution to redevelop of 16,000-odd old and dilapidated buildings in south Mumbai. In cluster development, the developer gets the floor space index of 4. That will create ample number of housing stock. Besides, there will be planned redevelopment in city," Patel said.

Boman Irani, chairman and MD at Rustomjee Group, welcomed the government move. "It is really a positive decision. Presently, we have to run pillar to post to get approvals from various government authorities. This will help consumers get delivery of their homes on time. Besides, the interest which are taken by the banks can be passed to the buyers. It will certainly ease the property prices," Irani said.

He added that they, as a developers' body, had also made several representations to the government demanding a single window system. "The real estate is one of the major economy-driven sector. The government needs to put focus on it and make it more vibrant and development friendly. We hope the state soon implements this move," Irani said.
