The recent Kalbadevi fire has once again put the spotlight on the issue of the over 16,000 cessed buildings. These buildings need of urgent redevelopment to prevent such serious fires from happening there.

The fire in Gokul Nivas, which happened on Saturday, killed two senior firemen and injured several other fire officers. It has been proved that Gokul Nivas, which is an old, dilapidated and cessed building, could not withstand the force of the water and, hence, crumbled, trapping four firemen in rubble.

There were initially 22,000 cessed buildings in an extremely dilapidated condition. Of these, around 2,000 were redeveloped by Mhada and about 4,000 by private developers. Now, the rest, ie 16,000, need urgent repairs.

Congress legislator from Kalbadevi Amin Patel said the government should take the matter of redevelopment of South Mumbai on priority. The state government has said redevelopment plans of these buildings will be ready before the monsoon sets in and that it will ensure that the 70% residents' consent clause does not become a hindrance in its plans.

In the government's yet-to-be-released housing policy, the department has proposed amendments in the development control regulations to expedite redevelopment of cessed and dilapidated buildings in the city.
