DNA Samwad: 'Need to win confidence of the tenants, assure security'

At a meet called by DNA to discuss the challenges coming in the way of redevelopment of dilapidated buildings in the city, what came out starkly was the helplessness with which tenants live and the fear they undergo each passing day.

With the rise in building collapse tragedies haunting the city, the residents of these buildings live with the hope of redevelopment. To bring forth the issue and dire need of reconstruction, DNA held a DNA Samwad on Friday to analyse the challenge of redevelopment in the Maximum city.

Among the esteem panelists that attended the meet were Congress MLA Amin Patel, Ramesh Prabhu, chairman, Maharashtra Co-Operative Societies Federation, Rajat Khandelwal, Mumbai CEO, Ozone Group, Surendra Srivastava from Loksatta, IC Sisodia, former head, vigilance cell, BMC, BJP MLA Raj Purohit, and Prakkash Rohira, advocate Bombay High Court.

"What do you think will happen to a person who earns meagre salary and is not given rent for months when his building goes for redevelopment. Families have come to our office in such conditions," shared Raj Purohit.

Echoing the same sentiments of tenants, Congress MLA Amin Patel said, "There have been times when tenants have come with their children to my office with kerosene. I did not know what to do. I comforted them, sympathised with them."

The panelist believed that the tenants needs to be assured that they won't be losing out on anything if they vacate their homes. There is a need win their confidence first, they said. Having transit accommodation with good civic facilities was foremost neccesity.

Speakers also emphasised that for faster redevelopment there needs to be greater awareness on what exactly tenants can get. "There are times when tenants ask for flats with more area, issues like these delays redevelopment," said Prabhu.

Purohit said that the fear of punishment among the landlords and developers is important. Many a times they vacate the premises and do not develop it for years together.

The speakers also highlighted that every area has its own challenges. The parameters set for Malabar Hill and Cuffe Parade are different from those in Kamathipura. "There are buildings that have come up in 50 sq mt area. How is redevelopment possible," said Patel. Cluster and planned development was crucial in such scenarios. Speakers stated that they will help provide city better open spaces and infrastructure with proper monitoring, putting an end to the housing problem.
