Developers woo buyers with amenities for 1 BHK flats

Developers in the city are gearing up to attract home buyers with new projects equipped with amenities for the humble one bedroom hall kitchen flats. With reputed developers now entering the 1 BHK market, the choices are many.

Many of the 1 BHK flats in the new projects are priced below Rs 1 crore. Developers in Andheri are offering smaller 1BHK flats at Rs 87 lakh, and below. Unlike other 1 BHK properties which do not provide amenities, these projects will be equipped with club houses gymnasiums, gardens, multipurpose rooms and some apartments will even have balconies.

Devang Varma, director Omkar Developers, when asked about the amenities said, "We have this concept of urban farming, where we will provide a land of 1,000 sq ft, where people can grow vegetables. This is for the kids to know what farming is. Such amenities will help them reconnect with the roots."

Meanwhile, the response for the compact one BHK has made developers shift their attention to (WHAT?) Recently Ruparel Realty claimed that they sold 1,350 homes in the last three quarters of which 990 flats were 1BHKs.

"There seems to be a lot of interest in the 1BHK or compact homes off late, especially for a 1BHK developed in a gated society. 

This is a win-win situation. While the developer gets to improve his own cash flow, consumers can have the 'luxury' of staying within Mumbai city limits with these apartments suiting their budget," said Rahul Shah, CEO, Sumer Group.
