Demolish all dilapidated buildings before rains: BMC

The officials have been asked to adhere the high court ruling of 2014, which asked all dilapidated structures to be demolished.

The Brihanmumbai Municipal Corporation (BMC) has asked the assistant commissioners of all wards to take necessary steps against the dilapidated buildings in city before the monsoon comes. The officials have been asked to adhere the high court ruling of 2014, which asked all dilapidated structures to be demolished.

Every year before the monsoon, the BMC issues a list of dilapidated buildings across Mumbai. The occupants of these buildings are asked to vacate immediately. However, it has been observed that many occupants refuse to vacate. The civic body also has to ensure that people must vacate these buildings before the monsoon.

During a monthly review meeting n April, BMC chief Ajoy Mehta directed all assistant commissioners to adhere to the High Court order of 2014 while issuing notice to these old structures. As per the court order, the civic body has to first issue notices to the occupants, asking them to vacate. If residents continue to stay, the civic body can disconnect water and electricity connection. Finally, the police should also be informed.

Last year, the BMC had identified 619 buildings that are dangerous to live in. These buildings have been put under C1 category — most dangerous. The maximum number of dangerous buildings were identified in L ward that covers Kurla, Saki Naka and Powai. Last year, the L ward had 101 dangerous buildings.

According to a senior civic official, these buildings are declared after carrying out a structural audit. And, after finding the building dangerous, the civic body also sends notices to vacate. "We carry out a structural audit before sending notices to residents to vacate the premises. If they do not vacate, we disconnect power and water supply of the buildings and then demolish, said the official.

The BMC further classifies buildings as C-2 and C-3 . While C-2 buildings require major structural repairs, C-3 need minor repairs.

Kurla is followed by N ward with 51 buildings and they area spread in Ghatkopar, and Vikhroli. Meanwhile, the B, C and M-East ward are having only two dangerous buildings each. Last year, the B ward had 6 dangerous building. But the civic body demolished four of them.
