Commercial districts on lines of Bandra-Kurla Complex proposed

The Maharashtra State Road Development Corporation (MSRDC) plans to set up commercial business districts (CBD) on lines of Bandra-Kurla Complex followed by retail, wholesale and industrial activities in 71 villages along Mumbai-Pune E-way. They have proposed to increase area for each of the category and balance development along with proposing a Metro corridor and Bus Rapid Transportation System (BRTS) in the area the commercial activity will be located.

The MSRDC also plans to have the same connected to the proposed Virar-Alibaug Multimodal Corridor by constructing road and Metro connectivity between the two.

According to the DP of MSRDC, around 41 per cent will be residential area, CBD will be around 1.36 per cent, followed by 1.50 per cent for theme based zone, 1.92 per cent for logistics park zone, industrial zone having 19.58 per cent reservation and transportation reservation at 17.20 per cent.

It has also proposed 5.24 per cent of the total 95.square-km area for recreational purpose. The DP is aimed at having to to attract younger wealth creators. Apart from the commercial uses permitted, the zone shall host smart Fintech centres as per Maharashtra Fin Tech Policy 2018, which promotes startups, incubators, accelerators along with financial services. IT Parks, IT SEZs, financial services will also be permissible for the same.

"One of the key goals of the DP-2041 is to make the city magnetic by creating attractiveness and competitiveness. It can be seen that specific branding exercises and conscious effort through planning tools focusing on economy generating sectors are being carried out in the recent urban development plans around the world to achieve competitiveness and attractiveness. We anticipate planned growth with the close proximity to JNPT, Navi Mumbai Airport, Delhi-Mumbai Freight Corridor and the Virar-Alibaug Multi-modal corridor," an MSRDC official said.

The official added, "Wherever there will be commercial districts, we plan to ensure Metro corridor and BRTS to ease mobility, and are also proposing cycle tracks along the river-belt of major rivers in the villages where commercial activities are planned.
