Although the civic body has necessary legal documents for its properties, the respective property cards are not named after it for over 2,000 of its assets. To avoid technical difficulties in future, the Property Department took an initiative and now, the Brihanmumbai Municipal Corporation's (BMC) name has been incorporated in 590 property cards. To see the process through for property cards of the remaining 1,787 assets, steps are being taken with the help of 'Land Acquisition and Land Records' accounts.

According to municipal data, BMC's property department has 4,788 plots. Of this number, 2,411 property cards against BMC's name are available. The procedure to apply for a property card for the remaining 2,377 pieces was pending until municipal commissioner Ajoy Mehta initiated action and the process was completed for 590 properties.

For the remaining 1,787 plots, property cards are being processed in collaboration with the 'Land Acquisition and Land Records' accounts of the city and its suburban districts, said Parag Masurkar, assistant commissioner, property tax department. " A property card is extremely essential. A person or a body that has its name on the card can take advantage or fraudulently insert the name of another person," Masurkar said.

After the establishment of the Bombay Improvement Trust (BIT) in 1898, many of the aforementioned properties were transferred to the trust. These properties were mainly rented out. However, Bombay Improving Trust's name was put on respective property cards during this period. Although, later, the Bombay Improvement Trust merged with the municipal corporation in 1925, the former's name remained on some of the property cards.

Apart from this, the municipal corporation has acquired DP plot under the Development Planning reservation and has also reclaimed properties as against non-payment of tax. Even though these properties are owned by the BMC, property cards do not have the civic body's name.

"When the Brihanmumbai Municipal Corporation was sanctioned rehabilitation projects for 60 years, 99 years, 999 years or was permanently given pieces of land, it became mandatory to include the civic body's name on property cards," Masurkar said.
