Maharashtra chief minister Prithviraj Chavan checkmated its alliance partner, the Nationalist Congress Party (NCP), over the issue of redevelopment of old and dilapidated buildings on Cidco land in the satellite city.

The move aims at cutting the influence of Thane guardian minister Ganesh Naik in Navi Mumbai and breaking the nexus between builders and city’s NCP unit.

Cidco chairman and a close confidante of deputy chief minister Ajit Pawar, Pramod Hindurao, on Tuesday announced that the redevelopment of all such buildings on Cidco land will be done by the planning agency itself.

However, Hindurao refused to give any specific time frame for undertaking such redevelopment and merely said “the matter will be discussed during next board meeting”.

The NCP-controlled Navi Mumbai Municipal Corporation (NMMC) and the guardian minister have been batting for additional floor space index (FSI) of 2.5 for redevelopment of old and dilapidated buildings in Navi Mumbai. They had cleared the proposal in this regard in May 2012, but the file is still pending with the chief minister.

Hindurao’s announcement that “redevelopment of all buildings on Cidco land will be done by the planning agency itself” has come as a blow for developers who are reportedly close to the Navi Mumbai NCP.

Hindurao also issued an advisory to occupants of these buildings that they should not fall prey to any builder making an offer to them for redevelopment.

The remarks made by Hindurao assume significance against the backdrop of the reported “tensions” between NCP executive president Jitendra Awhad and Thane guardian minister Ganesh Naik over withdrawal of indefinite hunger strike over cluster development on Sunday in Thane.

Though Ganesh Naik could not be contacted for comments, he had earlier in an interview to dna of navi mumbai, said,

“Only after a majority of people give their consent can a building be redeveloped by any developer of their choice. Our main concern is redevelopment of such buildings where residents are living in a shadow of fear.”

According to sources, “This is nothing but an attempt to isolate the minister Naik. There is already tension within the ruling party with a section of leaders from Thane challenging authority of Naik.”

Shetty’s wishes for cidco chairman

Cidco’s decision to redevelop dilapidated buildings on its land has been welcomed by the Congress.

Nerul corporator Santosh Shetty (in pic) during the standing committee meeting on Wednesday congratulated Cidco chairman Pramod Hindurao for taking this decision.

“Right from Ashok Chavan to Prithviraj Chavan every Congress chief minister wanted Cidco to redevelop dilapidated buildings in Navi Mumbai. Our stand is that the benefits of redevelopment should reach the actual tenants and not the private developers having proximity to the NCP,” Shetty said.
