BMC carries structural audit, lists 593 dangerous buildings across Mumbai

Local authorities have disconnected water and electricity connections to as many as 111 buildings out of the 593 extremely dangerous buildings in Mumbai and the Brihanmumbai Municipal Corporation (BMC) has managed to ensure that 169 buildings are vacated.

In a written reply to a question posed by MLC Vijay Sawant on June 11 about the BMC carrying out structural audit of the buildings and the residents staking their lives in these dangerous buildings, chief minister Prithviraj Chavan has stated that according to a survey carried out by the BMC, there were 1,516 buildings which are in dangerous condition and the BMC is carrying out action under Section 354 of the BMC Act.

As many as 267 dangerous buildings have been given permission for redevelopment.

The state government has already amended the rules regarding redevelopment of the MHADA buildings which are in dangerous condition, and provisions for extra incentive FSI have been provided for, in the rules.

Similarly, provisions for redevelopment of cessed buildings under the Urban Renewal Schemes are limited to the island city that has now been extended to the suburbs, on the recommendations of a committee appointed to look into it. Therefore, all authorised dangerous buildings in the suburbs will be able to go for redevelopment.

The CM, in his reply, has also stated that the committee will soon be submitting its recommendation, based on which necessary changes will be made in the rules.

The BMC had classified 593 buildings under the C1 category, which means they are in a very dangerous condition and need to be demolished. Buildings are classified after a two-step inspection carried out by BMC engineers and a structural audit report. The engineers look for cracks in columns and beams, condition of the concrete and slabs, shrinkage or foundation settlement. There are around 32,429 buildings older than 30 years, across the city.
