Chembur developers are not sure when they can start the repair and redevelopment work on the eastern suburb, but are hoping that the process will be expedited by the state, especially in view of the upcoming state assembly elections, before the election code of conduct starts.

Based on the report of the heritage review committee headed by former state chief secretary Dinesh Afzalpurkar, municipal commissioner Sitaram Kunte will be sending a report, including his suggestions, to the state government in the next two days.

"It is likely that the state will take another 10 days to analyse the report, but no further decision may be taken since the election code of conduct will be on," a senior civic official said.

The official added that only after a meeting with the new government, a decision on the issue will be taken. As per the heritage review committee report, only a few structures such as the Jain temple, St Anthony's Church, two bungalows around it and the Chembur gaothan area will be retained as heritage structures.

The rest of the area will be heritage tag-free, unlike the original plan where buildings around the Sandu Marg, Central Avenue Road and Subhash Nagar and RC Marg were tagged as heritage precinct by the Mumbai Heritage Conservation committee.

Chembur residents said that they are happy that the BMC is expediting the process, but say they see no reason why they can't start work, given that certain areas have been struck off the list. "The state government should take the issue on a priority basis, considering redevelopment and repair work has been held up for over a year," said a resident.

"We appreciate the efforts of the municipal commissioner in attending to this on priority basis and now hope the state will study and approve the report. The proposed heritage area also has many dilapidated structures, which require urgent attention," said Yashodhan Sandu, a resident.
