Andheri tenants blame builder for delay in slum redevelopment project

The construction work of a slum redevelopment project in Andheri near the international airport has been going on for more than a decade, and only 130 of the total 317 tenants have been rehabilitated yet. Nearly 100 tenants are forced to stay in a transit camp that is in a bad shape and seeing the fate of their fellow slum dwellers the remaining 100 tenants have not moved out of their homes.

Even the tenants in the rehabilitated building have alleged poor construction work leading to leakages and water logging. The developer has attributed the delay to various government regulations, and for the poor condition of the rehabilitation to tenants not maintaining the building. This project New Technical Area CHS is being developed by a joint venture of DB Realty Limited, Eversmile Construction Company Private Limited and Konark Conwell LLP (ECC DB JV).

According to Akhtar Abbas Khan, a resident of the building, "We were initially shifted to the transit building, as the work was being carried out in phases. After we shifted the problems aggravated, there are leakages, the plasters in many parts have come down and we also face waterlogging," he said.

The developer on the allegations has responded "Since the property was encroached there were several level of approvals that were applied by JV towards the statutory clearances. Substantial amount of time and money was invested by JV in obtaining these approvals (height approval from Airport Authority of India, carpet area was increased by government for slum dwellers from 225 to 269 sq ft). Due to these changes in regulation, most of the time lapsed in preparation of revised proposal.
