Which are the specific areas or locations in Pune region under MHADA’s purview where there is potential for development/ redevelopment / rental housing in the near future?
Mainly potential areas for development and redevelopment are Pune and Pimpri-Chinchwad Municipal Corporation limit areas and fringe areas around them up to 10-15 kilometres. All District Head Quarters within the region, Municipal Council areas like Talegaon, Saswad, Baramati, Daund, Karad, Phaltan and the areas along the National and Express Way. Potential areas for rental housing are Pune and Pimpri-Chinchwad Municipal Corporation limit areas.
How are you gearing up to manage this? What has been the preparation done in terms of compiling data, feasibility studies, etc?
We have already submitted the proposals of about 700 hectares of government lands to Revenue Department. All pending land acquisition proposals have been geared up and necessary action is taken to actually take the possession of such lands through negotiations with the landowners.
Proposals to buy the lands at market rate under Section 52 of MHADA Act are initiated and the affordable housing projects with higher FSI have been planned and are being executed at prime locations. Proposal to sanction 3 FSI to existing MHADA Housing colonies on the line of Mumbai DCR, is submitted to the Government of Maharashtra and is expected to get sanction soon. This will generate redevelopment works in about 400 Acres existing MHADA colonies in Pune and Pimpri-Chinchwad Corporation limits.
How do you see these areas being developed or transformed going forward?
We are very optimistic about changes, which will be brought by our efforts and new policies of the State Government. MHADA is also contributing a lot by adopting new construction technologies for future projects and also by making substantial changes in its existing price policy, thereby making the individual tenements more affordable compared to private developers.
How do you see MHADA’s initiatives impacting the lives of people in these areas?
MHADA’s initiatives will definitely ensure accountability and timely completion of the projects, bring more qualitative changes in its future housing projects and also make the houses more and more affordable to the common people.
