Relaxation rendered: RIICO ups non-industrial land ceiling in Jaipur

Availability of commercial and institutional space is expected to rise in closely packed localities of the city as RIICO has decided to raise the ceiling on ‘non-industrial’ use of its industrial areas in the city. 

The Rajasthan State Industrial Development and Investment Corporation has decided to raise the permissible limit to nearly six of its areas including those at Malviya Nagar and Mansarovar. 

“A decision has been made to raise the land use ceiling from 15 per cent to 20 per cent at few areas of the city,” a senior officer at RIICO confirmed. 

According to the officials, land use changes shall be permitted only for commercial and institutional purposes and will be dependent upon provisions of the master plan. The corporation, meanwhile, is also contemplating on issues related to mixed use. 

The relaxation in land use shall come as a respite to those holding large vacant plots as change in land use though shall be a more commercially viable option. It shall also be an opportunity for investors facing difficulty in acquiring large commercial plots near populated areas. Those with established units are expected to benefit less from the decision.  

Impact of the decision is expected to reflect on selected pockets only. “There are only few industrial areas that have reached the changed ceiling, many areas such as the VKI still have less than 15 per cent of area meant for commercial use,” said an official.  Meanwhile, the corporation holds the decision to promote non-polluting job opportunities near residential areas.
