Rajasthan: More sops for CM Jan Awas Yojna

The urban development department has released directives exempting projects under the “CM Jan Awas Yojna (CMJAY)” from land use conversion charges. CMJAY-2015 projects to provide affordable housing for urban poor are permissible on all land use categories except the plantation belt, ecological zone, eco-sensitive zone, recreational zone and at Udaipur those included in G-2 category. 

“Except for these non permissible areas, the CMJAY projects proposed at any other land use area will not require to undergo land use conversion,” said an urban development officer. 

The department in its recent directives have also clarified that those projects proposed on agricultural land will also be relieved from land-use conversion charge and only transition charge. 

These provisions, however, will only be applicable on the projects under the proposal and not on those to have been previously decided upon.

Several of the CMJAY projects of state government have failed to take up due to lack of interest of developers. Nearly a dozen such projects of the housing board and other urban bodies are subject to revision following disinterest of developers. 

The government, thus, have been trying to add incentives to the scheme to attract investors. A slowdown in the real estate market though keeps the developers at bay. 

The urban development department has recently also increased the ceiling for construction charges of the projects under the scheme by 10 per cent. There also have been several other incentives offered to the developers under the scheme.
