Jaipur: Deadline nears on old ‘compensation land’

The properties allotted in compensation and lying underdeveloped for a decade will be liable for penalty as deadline issued for such cases ends on June 30. Land acquisition and compensation rules implemented in the state in 2016 provision for allotment of 25 per cent developed area (20 per cent residential and 5 per cent commercial) against acquired land. However, the development compulsions also acquire to all compensated land allotments, even those made over a decadea ago before implementation of the rules.

As the urban development rules had not specified any stipulated time frame for development of land allotted in compensation, the urban development department had issued notification in August, 2016. The guidelines set a duration of 10 years from date of land deed issue to develop the land and the deadline for such allotments made over 10 years ago has been extended till June 30, 2018.

The urban bodies though have been relieved of the task to detect and initiate action against such properties. Instead, a penalty of one per cent of the reserved price shall be charged for each year above to deadline at time of building plan approval.

There exists a large number of such properties allotted in Jaipur and other cities of the state. However, because of slump in the real estate market over the past couple of years, most of the larger ones had been facing difficulties in finding appropriate funds for the purpose while officials deny for any extension.

The Duration

Guidelines set a duration of 10 years from date of land deed issue to develop the land and the deadline for such allotments made over 10 years ago has been extended till June 30, 2018.
