With land prices skyrocketing across the state, land-related scams have also increased. Ahmedabad Rural Police have come across as many as 205 cases of forgery, cheating or dual sale of land, and of this 81 have been recorded in January 2011.

In Ahmedabad district, Sanand which has attracted many real-estate players and investors in the recent past has acquired the notoriety of being the den of land-related offences. Here, the crooks use various tricks to dupe the land owners. The offences include forgery, false power of attorney, and sales duplication.

The state government has formed a special investigation team (SIT) for investigating land scams and offences have been registered in six cases in Ahmedabad district.

“We have returned the file to the collector in three cases because there was not adequate information in them. In 115 cases, investigation is going on,” said Sandip Singh, superintendent of police, Ahmedabad (Rural).

According to him, 41 cases belong to the city area so the cases have been forwarded to the city police commissioner after preliminary investigation. Most of the cases relate to forgery, betrayal, and cheating by creating false documents.

“In Sanand, there are around 67 land-grabbing cases,” claimed Amarsinh Solanki, an advocate in the taluka town.  Sources in Sanand police claimed that there was hardly any village on Sanand-Nal Sarovar road that did not witness a land scam. There are three types of offences happening: execution of sales deed through false power of attorney without the knowledge of the land owner; duplication of sales; execution of sales deed in the name of banakhat.

In one forgery case, one Firoz made a fake voter's identity card and ration card of a resident of Telav village of Sanand taluka, Noor Mohammad Abharambhai, and opened an account in Ahmedabad District Cooperative Bank's Sarkhej Branch. He tried to sell off Noor Mohammad's one hectare and 56 guntha land of survey no 493 of Telav to Jayram Rabari of Thaltej.

In yet another case, a resident of Shela Shivaji Ataji Thakor complained against one Dharmendrasinh Vaghela for forging documents to create a false power of attorney. The FSL report said that the thumb impression used for this power of attorney in the name of Vaghela did not match with that of Thakor.

The Sanand police lodged a complaint and arrested Vaghela. His aides are absconding. Singh said that the police would also investigate the role of all people, including land brokers, notary, talatis and other officials, in land scams.
