GIDC joins scramble for land near Hansalpur

Plans to acquire 1,100 acres land in 2 villages close to proposed Maruti plant.

Hansalpur, a small village near Becharaji, is all set to become the next realty hotspot along the lines of Sanand. With India's largest car manufacturer Maruti Suzuki Ltd having made the first payment for purchase of 494 acres of land, all uncertainties regarding the companies' plans have vanished. Now, the state government is scouting for land to set up ancillary units for the car-maker.

The Gujarat Industrial Development Corporation (GIDC) is all set to acquire around 1,100 acres land in two adjoining villages of Hansalpur - Ukardi and Ughroj. Moreover, those with inside knowledge of the development are also believed to be in touch with farmers for purchase of land to get the maximum benefit when GIDC begins acquiring land in the area.

GIDC officials are believed to have held a meeting with some big landowners in the area so that they do not face any problems during acquisition. The officials were not available for comment on the issue but sources in the industrial body confirmed the development. "There is a proposal for acquiring land in the vicinity of Maruti's proposed plant," a source said.

The real estate market has been stagnant for almost a year in the state but, in the last couple of weeks, Ukardi and Ughroj had noted some movement as people in the know of the developments began buying land. It is believed that four influential people, including a local political leader, have started buying land in both the villages.

"There was no movement in the market for quite a long time but now we are receiving many enquiries. A couple of deals are finalized almost every day," said Pankaj Patel, a farmer and also a real estate broker in the area.

Patel also said that earlier buyers were not ready to strike a deal when land was available for around Rs5.50 lakh to Rs6 lakh per bigha (2873 square meter) but are now ready to pay Rs10 lakh for the same land. He also said that there has been talk of Maruti's second unit coming up here in the village.

Buyers expect big profits in view of the price paid by Maruti Suzuki Ltd for land in Hansalpur and the current market rate.
