Ahmedabad Urban Development Authority (AUDA) is focusing on developing towns in the vicinity of Ahmedabad as growth centres.

The development authority will create basic infrastructural facilities in these five towns at a cost of around Rs15 crore.

“We want to develop Dehgam, Mahemdabad, Sanand, Kalol and Bareja as growth centres,” said AUDA chairman Dharmendra Shah. The work on creating infrastructure such as roads, lights, drinking water, drainage systems and storm water drainages will all be started soon. Shah said that road networks will be created in these towns within three months, while the rest of the facilities will take longer.

“Proper infrastructural facilities in nearby towns will help curb migration to Ahmedabad from these parts,” said Shah. Better infrastructure will also attract people to set up business in these towns.

Real estate players in Ahmedabad believe that the development authority should also focus on creating social infrastructure along with the physical. “If good educational institutes, health services and entertainment and recreation spots are not created, it won’t serve the purpose”, said Pavan Bakeri, managing director of Bakeri Engineering and Infrastructure Ltd.

Moreover, the high speed transport network will also play a major role in curbing migration from these towns. “The growth of Mumbai is due to the local train network and the same should be implemented in Ahmedabad”, said Bakeri. If this happens, people would consider living in nearby towns, where real estate prices are half of those in Ahmedabad.

He said that the process of drafting town planning schemes in these areas will be done soon so that people in these areas get basic facilities as early as possible. AUDA has already started the measurement process in five towns and other villages covered under its purview. Once the process of measurement is completed, work on the drafting of town planning schemes will be started.

Suresh Patel, president of Gujarat Institute of Housing and Estate Developers (GIHED) said, “AUDA’s move will help in providing better infrastructure when Ahmedabad goes on to become Greater Ahmedabad, in future”.

Besides, the development authority also passed the proposal of building a bypass in Shilaj at a meeting on Wednesday. As per the earlier plan, the road was passing through the Shilaj village. Land acquisition was the main issue obstructing the bypass proposal, said sources.

The sources added that a hike in prices of land around the area is likely.
