Yogi tightens noose around builders and real estate agents

Come August, builders and real estate agents will not be allowed to operate in Uttar Pradesh if they fail to register their companies online with RERA (Real Estate Regulatory Authority) by July 31, 2017.

Launching the RERA portal (www.uprera.in) for online registration, Chief Minister Yogi Adityanath announced that the registration will bring accountability and transparency in real estate business. Yogi said his government was also forming a committee to solve problems of all stakeholders involved in the real estate sector.

"We have received a large number of complaints from home buyers. The new initiative will remove lack of trust and build confidence between builders and buyers. This will provide protection to home buyers and also ensure legal rights of builders," he said.

The Real Estate (Regulatory and Development) Act was passed by the erstwhile Akhilesh Yadav government in December 2016. Since then provisions of the Act were not being followed by those involved in the real estate business in the absence of clear cut guidelines from the government.

Yogi government has now made it mandatory for all builders and real estate agents to get online registration before July 31, 2017 or else they will nt be allowed to operate in Uttar Pradesh.

Recently, the Chief Minister had warned builders in Noida and Greater Noida to complete their projects in time, handover houses and pay compenaation to over 1.5 lakh home seekers for delay on their part. He had made it clear that his government was committed to protect rights of buyers and any further delay in giving them possession of houses will not be tolerated anymore.

Implementation of the new Act, the Yogi government hoped, is expected to renew confidence among buyers who are always skeptical about quality of construction by private builders and completion of their projects as promised.

The Yogi government has directed the authorities to ensure that registration certificate is granted to those applying online within 24 hours without any delay. Earlier, the process was so cumbersome that it used to take months to get the registration certificate.
