Thaltej, Bhat and Hathijan seem to be leading the way in the rapidly developing city of Ahmedabad. And the state government, lending its own impetus to the growth, has decided to clear 10 long-pending town planning schemes, including these areas.
Highly placed sources in the state government said, “Thaltej, Bhat
and Hathijan are rapidly growing. Many premium residential and commercial projects like five-star hotels, malls and corporate offices are coming up in Thaltej and Bhat, while Hathijan is fast becoming popular among middle-income group. TPs will help in regulated and systematic development of these areas.
The government will soon appoint TPO (town planning officers (TPOs) for these three schemes with whom people can file their grievances on the preliminary draft of the schemes.''
The preliminary drafts include TP No.39 of Thaltej, No.239 of Bhat and No.94 of Hathijan-Ropada. Thaltej TP will regulate development in final plot No.39, 41, 42 and 46 in the area. The final plot has access from the 18-metre wide road adjoining the preliminary scheme No.37.
Various changes have also been suggested in plots while allotment of final plot No.49 (sale of commercial land) is deleted. In the preliminary draft of Bhat TP, the state government has said that TPOs shall deduct the government land as well as private land at par, with the average deduction.
While finalising this draft, the TPO shall correct the note of remark column for OP. No 30, 32, 39 and 74. Various other orders have also been made for finalisation of the TP like maintaining ponds and water bodies, carving the TP scheme in regular shapes, useable and buildable plots. Similar orders have also been issued for the Hathijan preliminary TP.
Other final TPs have also been announced, namely No.12. Asarva (south-2nd varied), No.15 Vadaj (2nd varied), and No.28 Nava Vadaj (3rd varied), No 39. Nardoa-1 (4th varied), No.41.Odhav-1, No.1-Ghodasar. Actually, these are modifications in the existing schemes. Preliminary draft for the No.26, Vasna (5th varied) was also announced.
The sources said, “Actually, these TPs have been pending for a very long time. The state assembly promissory committee had asked the state government to clear these TPs at the earliest. These TPs will stimulate the real estate development in the city.”
Along with these Ahmedabad TPs draft, the state government has also published notification for preparing the preliminary draft scheme for No9 (Palanpur-Bhesan) TP in Surat.
