Zoning of land outside urban areas too in Gujarat

The Gujarat government is going to categorise land into zones based on purpose of use, across the state. The state government's revenue department is preparing the design of zones and the notification regarding the same will declare particular zones in each of the districts for sector-wise development.

The Gujarat government is going to categorise land into zones based on purpose of use, across the state. The state government's revenue department is preparing the design of zones and the notification regarding the same will declare particular zones in each of the districts for sector-wise development.

The state government has initiated this exercise to avoid mixed development in particular areas. This exercise will be exactly like urban development planning as per the town planning act. It is also possible that the government can draft an act for planning of areas apart from cities and towns too.

A senior official in the government who is privy to the development said, "This exercise is underway but it will take some time as we have to take the existing development into consideration. This will demarcate different zones for use of land for different purposes like residential, industrial, commercial, educational, social services and others. This move is to stop haphazard development in the state and instead, balance the development."

"Some areas or districts are densely populated or highly industrialised which creates an imbalance in development and also makes several areas highly polluted. Then there are areas which never attracted industries and had problems with employment generation. We saw the rural population in such areas migrating in great numbers to urbanised areas. This trend could seriously damage the chain of our rural economy. The zoning will serve the purpose of developing industries in such areas," the official added.

The government will decide the zones and jantri rates of land accordingly. "Recently, in the CAG report, it was highlighted that jantri rates in Ahmedabad's posh areas were less than that on the outskirts of the city. We are also reviewing the jantri rates in the state and it is likely that new rates may be decided. Once the zoning of the land is decided, the process of deciding jantri rates will also be expedited," the officer further said.
