8,000 houses face risk of demolition

State government to take strict action against unregularised housing units since deadline is over

The residential encroachment over government land possessed through Urban Land Ceiling(ULC) Act, can be razed off anytime after March. The Gujarat government has extended the date for the regularisation process from December 31, 2017 to March 31, 2018.

However, out of 16,000 such houses in Ahmedabad, only 8,000 have moved for the regularisation. The period for applying for regularisation is over and the government can act strictly over such housing units.

The official sources from the Gujarat government's revenue department said, "The state government has fixed the last date of March 31 and the date was extended from December 31 due to the elections, but the government can raze the illegal structure after that, if not regularised. The government needs the land for developmental works and that is not available in city area, and there is no other option except for removing the encroachments."

The Gujarat government amended the ULC Act in March 2017 and introduced the scheme of one time settlement for regularisation of residential units on government land occupied under ULC. The Gujarat government had identified such 70,000 housing units across the state out of that more than 35,000 housing units were in Ahmedabad alone.

The government regularised 19,000 such units so far and 16,000 units are yet to be regularised. Out of this 16,000 units, only 8,000 possessees (land holders) of the housing units have applied for the regularisation process after the date was extended.

A senior official in the government said, "The government did not act harshly as the assembly elections were to be held. There were political reasons also for not removing the encroachments. The state government had initiated the process from December, 2016 through ordinance but there are people who do not move deliberately to avoid payment of settlement. The sudden activity can take place, if they do not approach authorities by the deadlines."

"This is a good scheme for the housing unit holders as the government is collecting the settlement amount equivalent to 10% of Jantri rates in place of market rates. This means they are getting the house regularised at charge of 5% of the total cost of the house. If people are waiting for bargaining from government and not opting for regularisation, they should be ready to face the actions," added the official.

  • As compared to Ahmedabad, other cities like Vadodara, Rajkot and Surat have showed great response for this.
     
  • Against total 14,000 housing units which were left after the last deadline, response from only 5 thousand units is awaited.
